Buyer Broker Participation Terms

 

A commission* will be paid to the licensed real estate broker/agent who meets the terms below and whose registered buyer pays for and closes title to the property.

 

TO QUALIFY, BUYER BROKER/AGENT MUST:

 

Register prospective buyers for specific properties, prior to any inspection of the property by the buyer and no less than 48hrs prior to the auction. Broker must complete the “Broker Participation Acknowledgement Form”, sign the Buyer Broker Participation Terms and submit it to us via fax at (717) 597-9922.

 

v    Submit Broker Participation Acknowledgement Form and Buyer Broker Participation Terms no less than 48 hours prior to the auction and prior to any showing.

v    Accompany and sign in with your client at any inspection of the property.

v    Broker Participation Acknowledgement Form must be signed by both the prospective buyer and the broker.

v    Attend the auction with the prospect.

 

*No broker/agent will be recognized on a prospect who has previously contacted Seller or Matthew S. Hurley Auction Co. Inc., or has been previously contacted by Seller or Matthew S. Hurley Auction Co. Inc. No commission will be paid to any broker acting as a principal in the purchase of the property. An affidavit stating that neither broker, nor any of his/her employees or agents, nor any member of his/her immediate family, nor any member of his/her employees' or agents' immediate family is a principal, will be required. Commissions will be paid by seller only upon closing. A complete registration file on all prospects will be maintained. All registrations accepted by Matthew S. Hurley Auction Co. Inc. will be acknowledged via fax or phone and in writing at the auction. There can be NO EXCEPTIONS to this procedure and no oral registrations will be accepted.
